Post 1990 framing is engineered, and exterior walls on the newer subdivisions are often two by six at twenty four inch centres rather than two by four at sixteen. We find the studs that are there instead of the ones the tape predicts.
Highway 7 turns the wall to concrete
Through Markham Centre and along the Highway 7 corridor the buildings are poured concrete, not stud. That means a hammer drill, sleeve or wedge anchors, and usually a service lift booked with a certificate of insurance on file.
The builder guessed the height
New great rooms often arrive with an outlet and a length of conduit already set high above the firebox. It is convenient, and it is usually higher than anybody wants to watch a film from a sofa.
Newer framing, fewer safe assumptions
Most of Markham went up after 1990, and Berczy, Cathedraltown and Cornell are newer again. Modern framing is good news for a bracket: dry straight timber, OSB sheathing, no plaster to crack. It is bad news for the sixteen inch rule. Energy code exterior walls are often two by six at twenty four inch centres, so the stud you want can sit eight inches further along than the tape predicts. Engineered members are everywhere as well, laminated posts at the corners, a deep header over the great room glazing, doubled studs in places nobody recorded. An electronic finder reads a doubled stud as one wide one, and the middle of a wide reading is not the middle of anything.
So we find two studs, confirm them with a fine bit where the bracket plate will cover the hole, and fix with lag screws into timber. There is a longer note on how to find a stud and why it matters. The short version is that the anchors in the bracket box are not rated for a large screen on an arm. Every inch the arm extends multiplies the load, and board fails by pulling out rather than by sagging first.
Markham Centre and the Highway 7 towers
The corridor along Highway 7, through Markham Centre and out towards Unionville station, is condo. Those walls are poured concrete and the fixing changes completely. A masonry bit in a hammer drill, sleeve or wedge anchors set to full depth, and a vacuum held at the hole, because concrete dust travels through a finished suite. Buildings this new run on paperwork. The service lift gets reserved, a certificate of insurance goes on file, and the desk wants a name. Markham sits against the city boundary and the 407 keeps the drive predictable, so same day is realistic. The lift booking usually decides the hour, not the traffic.
The great room wall
Great rooms here are tall, and the fireplace wall is often the only wall left once the glazing and the two storey opening have taken the rest. The builder has usually left an outlet and a length of conduit high above the firebox, and that reads as an instruction. It is a guess, made before anyone knew where the sofa would sit, and it is nearly always higher than you want to watch from.
There is a second reason to slow down on that wall. A direct vent gas fireplace runs its flue up a framed chase behind the drywall above the opening. Drilling blind there is how people find sheet metal pipe. We work out where the chase runs, keep the fixings clear of it, and say plainly if the wall beside the fireplace is the better answer.

Are the studs in a new Markham house sixteen inches apart?
Sometimes. Newer framing uses engineered members and wider spacing on exterior walls, and great room walls carry extra framing around tall glazing. We locate two studs and fix into both rather than trusting a measurement.
Can you mount in a Markham Centre condo the same day?
Often, if the building will let us in. The concrete is no obstacle, we bring the anchors for it. The service lift booking and the insurance paperwork are the parts that take time, so tell us the building when you book.
The builder put the outlet high above the fireplace. Do we have to use it?
No. That outlet marks where the builder guessed, not where your sofa is. We can set the screen lower and run the cable to a better point. The quote is agreed before anything is drilled.
